Capital Gains Tax Valuations Pty Ltd is the CGT and tax valuation division of Asset Valuations Group. The Brisbane office is where Queensland work is inspected, researched and signed. We prepare property valuations for tax, compliance and court — nothing else — and every report is signed by the valuer who did the work.
Where we inspect from here
- Brisbane CBD, inner north and inner south
- Greater Brisbane, Ipswich, Logan and Redlands
- Gold Coast and the northern Rivers fringe
- Sunshine Coast and Noosa
- Toowoomba and the Darling Downs
- Regional Queensland by arrangement
Who may sign a valuation in Queensland
Queensland is one of only two states that licenses property valuers by statute. Registration is administered by the Valuers Registration Board of Queensland under the Valuers Registration Act 1992 (Qld), and practising as a valuer in Queensland without registration is an offence. Our Head of Valuations holds registration in Queensland on an unrestricted (Not Limited) basis, so a Queensland valuation is signed by a person the state itself has registered to sign it — which is a stronger position than professional-body certification alone.
Deceased estates in Queensland
A Queensland grant of probate is obtained from the Probate Registry of the Supreme Court of Queensland, and an application requires notice of the intention to apply to be published before filing. The estate needs a date-of-death market value for two separate purposes that are often conflated: the statement of assets and liabilities filed with the court, and the cost base that passes to the beneficiaries under the CGT rules. One report properly scoped covers both. Queensland Revenue Office administers transfer duty and land tax, and a transfer out of an estate may attract duty concessions — confirm that with the estate’s solicitor, not with us.
Court and revenue-office processes as at 15 September 2026. Thresholds, rates and deadlines are not asserted here — confirm them with the estate’s solicitor or your tax agent.
Brisbane valuation questions
Do I need a Queensland-registered valuer for a Queensland property?
For a valuation of Queensland land, yes — the Valuers Registration Act 1992 (Qld) restricts who may practise as a valuer in the state. Our Queensland reports are signed by a valuer registered on an unrestricted basis.
Can you value a Brisbane property for a date of death years ago?
Yes. Retrospective valuations are the largest part of our work and we routinely value to 20 September 1985. The fee depends on how well the property at that date can be evidenced, not on how long ago it was.
Will one report satisfy both the Supreme Court and the ATO?
Usually, provided it is scoped for both at the outset. Tell us the grant application is coming and the report will carry the date-of-death market value in the form the estate accounts need as well as the methodology the ATO expects.
Do you travel outside Brisbane?
Yes. The Brisbane office covers Greater Brisbane, the Gold and Sunshine Coasts and Toowoomba as standard, and regional Queensland by arrangement. Regional properties are quoted individually because inspection travel and comparable depth both affect the scope.
